When I first pulled up to Над фермою, I’ll admit I wasn’t quite sure what to expect from this four-star property tucked away in Nizhne-Studënyy. The name literally translates to “Above the Farm,” and honestly, that’s exactly what you get — a beautifully restored farmhouse that sits on a hillside overlooking rolling Ukrainian countryside. You know what struck me immediately? The complete silence, except for the occasional lowing of cattle in the distance.

The Setting

This isn’t your typical hotel experience, and that’s precisely the point. The property feels like staying at a well-heeled friend’s country estate, where someone’s put serious thought into every detail. The main building has that solid, reassuring feel of old stone construction, but inside it’s been thoughtfully modernized without losing its character. I mean, you can still see the original wooden beams overhead, but there’s also perfectly functioning Wi-Fi and modern plumbing — small miracles when you’re this far from the city.

The Room

My room was on the second floor with windows that opened onto the valley below. The furnishings struck that perfect balance between rustic and refined — think handcrafted wooden furniture paired with quality linens and modern fixtures. What I really appreciated was the attention to comfort: the bed was genuinely excellent, and the bathroom had one of those rainfall showers that actually works properly. The heating system kept everything cozy even on chilly autumn evenings.

Dining Experience

The restaurant here deserves special mention because they’re doing something quite remarkable with local ingredients. Breakfast featured eggs from their own chickens, fresh bread baked on-site, and honey that I’m pretty sure came from hives somewhere on the property. Dinner was equally impressive — traditional Ukrainian dishes elevated with careful preparation and beautiful presentation. The staff seemed genuinely proud of what they were serving, which always makes the food taste better somehow.

Look, this place earned its 9.8 rating for good reason. It’s the kind of spot where you actually unwind — no traffic noise, no crowds, just the gentle rhythm of rural life happening around you. The owners have created something special here: a place that feels authentic without being primitive, comfortable without being generic.
